Nice to meet you

Licensed since 2010. 270 closings. And I still answer my own phone.

Here's the thing about 270 closings: they teach you exactly where a deal breaks. So I structure things so they don't. Before we start, I've already worked out Plan A, Plan B, and usually Plan C, and I bring up the hard parts in week one while there's still room to do something about them. You don't need to carry all three plans around. You just need to know somebody has them.

The first meeting is a conversation, not a script. I'm not going to run a presentation at you. I want to hear what you actually want out of this, and you should ask me anything, including the questions you think sound dumb. Those are usually the good ones. I came into real estate in 2010, while the market was still climbing out of the recession, so I learned this business on short sales, foreclosures, and bank-owned files. Ordinary transactions have never scared me since.

I grew up in Eatonville, went to Western Washington University in Bellingham, and lived in Puyallup, Tacoma, and Renton before landing in Bonney Lake in 2017. I've helped buyers and sellers from Everett to Morton and from Grays Harbor to Roslyn, and I've lived in Pierce, King, and Whatcom counties myself. First house or tenth, upsizing, downsizing, investing, relocating: the questions change, the way I work them stays the same.

Episode 270: The Closing

Your Next Step Begins.

Negotiate the initial offer. Counter-offer. Counter the counter-offer. Try not to take it personally when they counter your counter-offer.

Counsel the buyer through their third emotional breakdown this week. Therapist hat: on.

Schedule the home inspection. Review 40 pages of findings. Decide which ones actually matter and which ones are just the inspector justifying their fee.

The buyer’s dad shows up to the inspection with a tape measure and opinions. The inspector is thrilled.

Buyer’s uncle is pointing at the foundation, shaking his head. He once poured a patio. He is now a structural engineer.

Still with me? Good. Because we have not even gotten to the appraisal yet.

Order the appraisal. Hope the appraiser had coffee. Negotiate repairs based on the inspection results. Get three contractor bids, because the first one was ridiculous.

The appraiser values the house $15K under contract price. Everyone’s day is ruined. Fix it.

Coordinate with the lender. Then coordinate again. Then one more time, because they need that same document in a slightly different format.

The lender needs “just one more document.” For the fourth time. This week.

Remind the buyer that no, they absolutely cannot buy a new car before closing. Yes, even if it’s a really good deal.

Still with me? We are maybe a third of the way down the list.

The lockbox won’t open. The code changed. Nobody told you. The buyers are standing in the rain.

Get a call at 9 PM because the buyer drove by the house and “the neighbors have a boat in the driveway - is that permanent?”

Review the title report. Resolve any title issues. Explain what a title issue even is.

The title company finds a lien from 2003 that nobody knew about. Track down the original party. They moved to Florida.

If you are still reading this, text me at 253.678.7089 with the phrase “the sarlacc pit has better escrow” and I will buy you a coffee. First person each month wins a $25 gift card.

Navigate the financing contingency. Monitor the interest rate lock. Pray to the mortgage gods.

Coordinate four people’s schedules to get one signature on one page.

Talk the buyer off the ledge after they watched a “housing market crash incoming” video on YouTube at 2 AM.

Are you still reading? I am genuinely impressed. There is more.

The buyer’s mom has opinions about the kitchen. So does the buyer’s dad. They disagree. Mediate.

Explain that the home warranty does not, in fact, cover “everything.” Read the fine print together.

Getting locked out of the showing because the lockbox code changed and nobody told you. Again.

Schedule the final walkthrough. Make sure the sellers actually moved out. Yes, that chandelier was supposed to stay.

The seller’s cat is still in the house during the final walkthrough. The seller says the cat “comes with the house.” The buyer is allergic.

Explain to the buyer why the sellers took the nice curtain rods but left the ugly curtains.

Are you still reading? Seriously? Most people gave up around the appraisal.

Coordinate with the escrow company. Review the closing disclosure. Explain why the numbers look different from the estimate. They always look different from the estimate.

Arrange the final signing. Track the wire transfer. Wait. Wait some more. Get the keys.

The key doesn’t work on closing day. Call the locksmith. Call the listing agent. Call the locksmith again.

But wait, there is more...

Celebrate. Send a gift. Check in a month later to make sure the water heater is still working.

THIS is the other 95%. This is what I do.

- Becca Pitts, Your Next Step Team

Find your next step - What does your next step look like?

These are the conversations I have most often with buyers and sellers across the Puget Sound region. Find the one that sounds like yours and start there.

How I work - How to keep your deal together.

A Conversation, Not a Script

I don't have a presentation I run at people. I want to hear what you're actually trying to do and why now, and I want you asking me anything, including the questions you think sound dumb. Those are usually the good ones.

The Hard Thing Comes Up First

The uncomfortable conversation is so much easier in week one than in week six. If the price is off, if the roof is going to come up on inspection, if your timeline doesn't match the calendar, I'll say it while there's still room to do something about it.

Plan A, Plan B, Usually C

270 closings teach you exactly where deals break. Before we start, I've thought through the low appraisal, the wobbly financing, the week the other side goes quiet. You don't have to carry all three plans. You just need to know somebody has them.

A Network I've Personally Vetted

Inspectors, contractors, attorneys, movers, estate sale people. I check in with them first, confirm they're still active and still good, then I make the introduction. And when something is outside my lane, I'll tell you that and hand you to the person whose lane it is.

Client story

A young couple wanted to buy raw land in Graham and build on it. Different loan, different down payment, different timeline. So before I sent them to anybody, I did the homework myself: what the down payment would actually run, how a construction loan layers on top of it, whether a family member's veteran status could help. Then I was straight with them about the piece I didn't know and put them in front of somebody who did. Getting you a real answer from the right person is the whole job.

Real clients, real results

What clients are saying

I am extremely thankful for Becca! Not only did she make the whole process easy and understandable, she was always just a phone call or text away and got back to me almost immediately. She truly cares about her clients and proves that. I would recommend her to every person I know, and I honestly have! She isn't just an agent, she became a friend. If you're looking for a realtor, look no further!

What an amazing whirlwind it was to have Becca and her team helping us find a home. My husband and I are first time home buyers. When everyone else was telling us we couldn't do it Becca was rooting us on and telling us 'you sure can' and 'don't listen to others'. My husband and I had given up until Becca came into our lives. Becca set us up with the La Flamme group and Movement Mortgage and we were pre approved. We immediately started looking at homes. My husband ended up getting frustrated and tired of looking and told me to take care of it. Becca knew what we were looking for and ultimately started looking at homes for us and calling when she found something that would work and doing video calls with me. This one house kept coming up and she looked, then I went and looked. She immediately put in an offer for us, it was excepted and then everyone busted a move getting us finished and closed. We moved in the day after we closed. If you want a mediocre agent who doesn't give a damn then Becca isn't the one for you. Now if you want an amazing, caring, loyal agent who doesn't want to just 'make a sale' then Becca is for you. She will never push you into something that doesn't fit you or you don't love! Today I got home to a gift from Becca, the mugs and candles were perfect and totally us!!!!! I highly recommend you have Becca on your team, you will not be disappointed at all. Becca will forever be a part of this family. We know who's helping us find our next home.

Becca was incredible every step of the process in selling our house. She was always there when we had a question as we were getting the house ready to put on the market. And she always offered easy to follow advice as it came time to list. We got a lot of quick action on our house once it was on the market and her expertise brought things to a quick closing! Use Becca when buying or selling your home, you will not regret it!!

Becca has helped us buy four rental properties and sell one. We have found her to be knowledgeable, effective and tenacious in representing us. She is very familiar with the multiple listing contract forms and very efficient in tailoring contracts to our needs and circumstances. She also has been very helpful in finding solutions when problems arose.

This is the second time we have worked with Becca for our real estate needs. We have now worked with her both while looking for our dream home (10 years ago) and now selling a home for an aging parent who needed additional care. Both times we were in good hands. Becca was always available for the endless questions we had and very responsive. She is extremely knowledgeable in the field and was helpful with decisions regarding prepping for listing, staging, pricing, negotiations, repairs, and closing. Becca was helpful, a good problem solver, compassionate, hard working, honest, confident, and always has a smile and a fun sense of humor. We are greatful for our wonderful experience with Becca who made the stressfulness of selling a home, a positive experience. Thank you Becca!

Becca is ridiculously smart and was able to navigate an extremely challenging purchase on a property we recently made. Her sense of humor and tenacity kept us laughing as we slowly rolled across the finish line. She had amazing knowledge of the area and knew just how to compare properties to help us negotiate a fair deal. We love our property! I highly recommend Becca Pitts to anyone purchasing a home.

Becca is absolutely awesome. Her and her team are so fast to respond very knowledgeable about the area and can save you a lot of time and headache when it comes to what you want. We were looking at raw property and houses at the same time and she drove all over the king and pierce County areas finding us a home. This is the third house we have bought and in my experience she is the first realtor I have really enjoyed working with! I can't imagine trying to work with another realtor. We will be recommending her team to anyone who asks and giving her our business (If we need it, we got exactly what we wanted and don't think we will have a need to move anytime soon)! Thanks Becca you are awesome!

This market is tough for a buyer, and especially so if you’re like me, a first-time buyer with particular home requirements and a hard limit on resources. By the time Becca was recommended to me, I was tired of searching and feeling a bit under supported from my agents. Immediately, Becca was a whirlwind of positive energy that helped me get the excitement back that I needed. She listened (and heard), put in the work, talked me through the process bits, and generally made me feel like she was on my team, even when things didn’t go our way. Becca has a way of going to bat for her clients and still holding herself and others to a high standard of integrity and ethics, which was important to me and hard to find in this market. I got a home that meets all of my requirements and that I absolutely love because of the relationships and respect that Becca has fostered in the real estate world, and I will always have gratitude for her role in the rollercoaster process of buying my first home!

Where do I start? Being a buyer in this market is tough. We were referred to Becca after almost a year of striking out on EVERYTHING. She stepped into a difficult situation with confidence, knowledge, attentiveness and a kindness we so desperately needed. She walked us through an unusual deal while we were living out of state, going above and beyond at every step (literally every step). Her level of professionalism and knowledge of the market is unmatched, as well as her ability to put you at ease and hear you like an old friend. We knew right away Becca was next level. I recommend her to anyone who will listen. Thank you for holding our hands and making our buying process a win for everyone involved.

I would recommend Becca to ANYONE who is looking to buy or sell a home! Becca was not only professional and hard-working, but she really cared about making sure my family ended up with the right home for us. She was diligent and patient and available to answer any and all questions I had. She eased my stress, was flexible and supportive, and really cared about us more than anything in the homebuying process. What I appreciated most (other than knowing she really cared about us) was how HONEST she was. She didn't put any veils over my eyes our sugar-coat anything; she was realistic and proactive and made sure that we had everything we needed. We nervously met Becca for coffee in January to see if she could help us buy our first home and we were sold on her...she is professional, fun, motivating and she had a plan for us of when we *will* move into a house. We had a deadline looming because of when our apartment lease would expire and our first baby's due date. In the next two months, Becca became our daily guide and cheerleader, sending us possibilities, adjusting her schedule to our two full time jobs to help us look at places, cheering us up when we didn't get some houses, and becoming a great new friend and mentor to us. Finally, she helped us win a lovely home that we absolutely adore! And right on time, too!! It's been three weeks and we pinch ourselves every morning when we wake up in this quiet, beautiful, spacious and bright house. We cannot thank and recommend her enough! Thank You again, Becca! :) -Sam and Hilli

A chain of friends referred us to Becca, and for that I'm thankful. She was an amazing person to have in our corner when buying our first home. She was with us every step of the way and made herself available at a moment's notice when time was of the essence. She never skipped beat with all of our paperwork requirements, and was thorough with communicating all of our requests and needs to both the seller and lender. We greatly valued her opinion because she can foresee possible outcomes of big decisions and help zero in on the best strategy. On top of all that, she was a joy to work with and very approachable. When we first contacted Becca, we weren’t even sure if we would be able to buy a house, and had absolutely no idea how the process even worked and she was amazing from the get go! Came to our house (we had a small baby) and explain every step of the way. She even helped us find a loan agent that we also loved. We ended up buying a house we absolute adore and she was essential in helping us closing the deal, giving us her honest opinions along the way and being always available through the whole process. Becca, went above and beyond to make sure we got the best experience out of this and kept being amazing and thoughtful even after we were already settled at the new house. We had received Becca's name from a very good friend at church, not knowing that she was the niece of this friend. I am so glad that I had asked my friend to recommend someone. Becca was absolutely fabulous. She responded immediately to every question we had. She was very informative on the processes that we had to go through. We used her talents with both selling our log home, and then purchasing our new home in town. When you are selling one home, and buying another home at the same time, the details can get complicated. Becca is THE 'woman'! We recently became homeless after deciding to put our house up for sale in AZ and getting an offer sooner than expected. So, off to Washington on a last minute trip to find a house, and we were lucky enough to have been handed to Becca! We had 3 days to get it done, and she spent almost every waking moment showing us houses. It was exhausting! We put her through the ringer with our demands, BUT, through it all, she remained happy, kept us on track, and kept us entertained! Also, due to her local knowledge, she was able to keep us from making a huge mistake of buying in the wrong area (which we thought we were set on). And when the time came to put an offer in, she was the advocate we needed. We almost got into a bidding war, but due to her knowledge, expertise and experience, she beat our competitor and prevented us from paying a dollar more then we had to! Then, since we had to go back to Phoenix to finalize things, she stood in our place during the inspection to make sure we were getting a solid deal. What could have turned into a miserable experience due to our time crunch and circumstances, ended up being a great one because of her!...and now we're lucky enough to have gained a new friend!

I was impressed with Beeca from our very first meeting. Initially, I hired her because she actually answered her phone on a Saturday afternoon. We scheduled a meeting right away and she came prepared with research and facts about the housing market in my area. I was new to the selling process and would soon be relocating. From the beginning, she gave me solid advice for getting my home on the market quickly at a price that was competitive, yet priced to move. Move it did. I had a fantastic offer within three days of listing the property. The offer was even higher than asking price. Becca was responsive and available whenever I had a question. She is a straight-shooter whose word I came to trust as well as rely upon. Due to my change of circumstances, most of our interactions took place online. However, the quality of the experience was never compromised. No doubt I will work with Becca again when I am ready to purchase another property.

My home buying process was pretty easy. From others I’ve talked to, I think a big portion of that was due to the agent I used. She linked me up with a great lender that got me pre-approved within a day and then when we went out to look at homes, every single one of them were within my criteria I sent forth. I found ‘the house’ the first day out. I have been in it for almost a year now; and I am loving my new home. Granted Becca IS my sister, but…she knows her stuff. -Iverson

Becca Iverson is a great person and a true professional. She took the reigns when our other agent had family matters to attend to and helped us negotiate a great deal on our dream home. Throughout the entire process she was available to answer any questions or concerns we had. We truly appreciate her stepping in when we needed someone the most. I would gladly refer anyone I know to Becca.

I had the greatest experience with Becca. My wife and I just bought our first house, and were pretty nervous about what we were getting into. Becca was super helpful with any questions we had, and when she didn't know the answer, usually could quickly direct us to someone who did. She also really went to bat for us when we had some disputes with the sellers about some work that we wanted done before the sale went through. My wife and I love our new home, and Becca has been in touch to make sure we're happy and ready to help us with a recommendation for any work we need or want done. I'm completely satisfied with my experience, and would gladly direct any friends who were in the market to her door.

We purchased our home from out of state and made initial contact with Becca via the internet. She was really helpful and accommodating before we had committed to anything. Once we travelled to the area to view homes, she had everything set up and organized and made the trip(s) both enjoyable and productive. She was responsive and very knowledgeable and we were thoroughly pleased. She was a pleasure to work with and made a stressful process a lot easier. We'll definitely work with her in the future.

My husband and I worked with Becca in buying our first home and we had to go through 8 Realtors to get to the best one! She was very patient in showing us many homes as when we would drive around looking at different houses our kids would fall asleep and she was more than happy to show usa house twice...because one of us had to stay in the car with our kiddos! She also is considerate that when showing a VA home loan client different properties there are strict requirements to be approved by a VA appraiser and everytime an issue came up with the house and we couldn't close she was immediately back to looking at houses for us. So don't choose a realtor that wants to pressure you into buying any home to make money off a sale, which we have encountered alot. Choose a friend who will be there for you and guide you through the process of not purchasing a house but purchasing a "HOME" that is right for you and your family to start making endless memories for years to come! So what are you waiting for the longer you wait your "Dream Home" is waiting somewhere out there for her to show it to you!

Becca Iverson made buying our first home a wonderful experience. She was available any time we had questions and was able to work with our crazy schedule to view homes. She was able to explain the home buying process in a way that we understood it and felt comfortable with it. My husband and I had met with several Realtors before choosing Becca and I am happy we looked around and found someone that knew what she was doing and what would work for us.

Becca was so helpful in helping me purchase my first home. She was able to meet me at times that were convenient to my schedule and was always available by phone when I needed her. She was even able to recommend a lending agency that was way more helpful and expedient than the one I originally started with. I would highly recommend Becca if you are planning on purchasing a home any time soon, she is so personable and caring and really makes the buying experience a great one.

My husband and I used Becca as our buying agent to purchase our home in Gig Harbor. We started our home search in July and looked at house after house not finding the right one. Becca was super patient with us, very flexible, and was always available to show us the next batch of new listings. After 5 months of searching we found our dream home. Becca found it and encouraged us to check it out. We made an offer and our offer was accepted. We were thrilled. We found Becca to be very a diligent, hardworking, and confident agent. She maintained a good relationship with the seller's agent and advised us in negotiating and even got a riding lawn mower out of the deal! Becca was an essential role in finding us the home of our dreams.
