How Long Does It Take to Sell a House in Puyallup or Bonney Lake?

Current data on how long homes take to sell in Puyallup and Bonney Lake, Washington in 2026. What affects your days on market, how pricing strategy makes the biggest difference, and what sellers in Pierce County should realistically expect.

How Long Does It Take to Sell a House in Puyallup or Bonney Lake?

In 2026, homes in Puyallup are selling in a median of 21 to 43 days, and Bonney Lake homes are moving in about 22 days. But those numbers only tell part of the story. The real answer depends on your pricing strategy, your home's condition, the time of year you list, and (honestly) whether your agent knows how to market to the buyers who are actually looking in your area.

I sell homes across Pierce County, and I can tell you that the difference between a home that sells in two weeks and one that sits for three months almost always comes down to decisions made before the listing goes live. So let's talk about what actually drives those timelines.

What Do the Current Numbers Look Like?

Let me give you the market data first, then we'll talk about what it means.

Puyallup had a median days on market of about 21 days in mid-2026, though the average stretches closer to 42 days. That gap between median and average tells you something important: most homes that are priced right are moving quickly, but the ones that aren't priced correctly are dragging the average up significantly. The median home price in Puyallup sits around $580,000.

Bonney Lake is showing about 22 days median days on market with a median price around $720,000. Bonney Lake's market has been strong, driven by demand for newer construction and larger lots on the Plateau. Buyers looking in Bonney Lake tend to know what they want and are ready to move when they find it.

For context, the broader Pierce County market averages about 30 to 40 days on market. So both Puyallup and Bonney Lake are performing at or slightly better than the county average.

Why Do Some Homes Sell Faster Than Others?

I've listed homes that had multiple offers within a weekend, and I've taken over listings that sat for months with the previous agent. The difference almost always traces back to three things.

Is the Price Right From Day One?

This is the single biggest factor in how long your home takes to sell. I know that's not glamorous, and I know it's not what sellers want to hear when they've poured money and love into their home. But the market doesn't care about your renovation budget or your emotional attachment. It cares about comparable sales.

When I price a listing, I pull recent comparable sales (within the last 90 days, within a mile radius, similar square footage and condition), and I look at what buyers are actually paying versus what homes are listed for. There's often a gap, and that gap is where homes get stuck.

Overpricing by even 5% to 8% can add weeks or months to your timeline. Here's why: buyers in Pierce County are smart. They're looking at the same Zillow and Redfin data you are. When a home is priced above its comps, buyers skip it. And the longer it sits, the more buyers assume something is wrong with it. It's a cycle that's hard to break without a price reduction, and by then you've lost the momentum of a new listing.

I'd rather price your home correctly on day one and generate strong interest than overprice it and chase the market down.

Does the Home Show Well?

I'm not talking about a full remodel. I'm talking about presentation. A clean, decluttered, well-photographed home sells faster than one with dark rooms, personal items everywhere, and listing photos taken with a phone.

For every listing I take, I invest in professional photography. The photos are the first showing. If they don't make a buyer want to schedule a tour, nothing else matters.

Beyond photography, basic staging makes a measurable difference. Sometimes it's as simple as removing half the furniture, painting that accent wall back to a neutral color, and making sure every room has good lighting.

I took over a listing that sat for 60 days with a previous agent. New staging, new photos, repriced based on current comps. It sold in two weeks with multiple offers. Same house. Different strategy.

Is the Marketing Actually Working?

Putting a home on the MLS is the bare minimum. It's not a marketing plan. It's a checkbox.

When I list a home, I build a marketing strategy around that specific property: targeted digital advertising, social media content, direct outreach to agents with active buyers in the price range, and strategic open houses.

I also answer the phone. That sounds basic, but I've called listing agents on behalf of my buyers and gone straight to voicemail three times in a row. If a buyer's agent can't reach you, they move on. When my listings get inquiries, I respond immediately.

How Does Time of Year Affect the Timeline?

Seasonality matters in Pierce County, but it's not as dramatic as people think.

Spring (March through May) is the most active season. More buyers, more listings, longer days for showings. If you have flexibility, spring gives you the largest buyer pool.

Summer (June through August) stays active, though things slow slightly in late July and August.

Fall (September through November) brings fewer but more motivated buyers. Less competition from other listings can work in your favor.

Winter (December through February) is the slowest, but I've sold homes in January in Puyallup and Bonney Lake. Serious buyers are still out there.

The honest answer: a well-priced, well-marketed home can sell in any season. A poorly priced home will struggle even in the hottest market.

What Should I Expect for the Total Timeline From Listing to Closing?

Let's put it all together with a realistic timeline for a seller in Puyallup or Bonney Lake:

Pre-listing preparation (1 to 3 weeks): Decluttering, any recommended repairs, staging, professional photography, marketing materials. I don't rush this phase because it directly impacts how fast your home sells once it hits the market.

Active on market (2 to 4 weeks for a well-priced home): This is the period where buyers are touring, submitting offers, and you're reviewing them with me.

Under contract to closing (30 to 45 days): Once you accept an offer, the closing process runs 30 to 45 days for a financed buyer. Cash deals can close in 7 to 10 days.

Total realistic timeline: 7 to 12 weeks from "I'm ready to sell" to keys handed over.

Can it go faster? Sometimes. I've had listings go under contract within the first weekend and close in three weeks with a cash buyer. But planning for 7 to 12 weeks gives you a realistic expectation that accounts for preparation, market exposure, and closing.

What If My Home Isn't Selling?

If your home has been on the market for more than 30 days without strong activity, something needs to change. The three most common fixes, in order of impact:

Price adjustment. If showings are low, the price is likely the issue. Buyers aren't even clicking on the listing, which means the price point isn't competitive.

Photography and presentation refresh. If showings are happening but no offers are coming in, buyers might be disappointed by what they see versus what they expected. New photos and a staging refresh can change everything.

Marketing audit. If neither price nor presentation is the issue, the marketing might not be reaching the right audience. I dig into analytics to find out who's seeing the listing and whether the right buyers are being targeted.
